But several factors have changed that in recent years. Lehigh Acres is a fast growing community located about 12 miles east of Fort Myers with about 102 square miles. Its population is fast approaching 50,000 residents. Buyers have “discovered” Lehigh Acres. The buyers are both investors and people building on their land. The people building on the lots are a diverse group. Some relocating from other areas of the state and country. Some moving up from smaller "starter homes". And others choosing this area to retire. The second factor that has lead to our recent increases in both activity and price is the fact that other areas in Southwest Florida are now much more expensive. Some buyers are no longer able to afford to purchase property in escalating, and sometimes hyper inflated markets. Lehigh Acres is definitely an area where VALUE is apparent. More land and more home for less money is our motto. We are also not in a flood plane, flood insurance is optional but not required. Combine these factors with several years of record low interest rates equals a very long run of activity. Buyers and builders have continued to be excited about the supply of affordable lots. And even though we still have several thousand vacant lots in Lehigh Acres the inventory of lots for sale has not kept pace with the buyer demand. Real estate has become a very safe and sound investment. And the building of new homes is fueled by low interest rates. Buyers can buy more home for their money. There are several competing builders in our area and many different models to choose from. We also have seen an increase in the average home sales price.
